i have a rental house in alberquerque, new mexico. the tenant has never paid rent on his one year lease. is there a way to evict quickly? the tenant said through a text that he was willing to move out on march 30, 2019 and now is refusing to move out. also tenant never transferred utilities into his name as stipulated in lease. do i have the right to turn off utilities that are in my name

Issue a five day remit or vacate and then go to the courthouse and file for eviction. pay to have the tenant served though the Sheriff's Dept. Courts can get "Iffy" when it comes to landlords tinkering with the utilities. Wait for your first court date and ask the judge for permission first is always the best bet.
