Hello, I have a new tenant that has given a deposit for 1 yr rental and now wants to go to month to month before even moving in on June 30th. She states that she just found out her job might be in danger. I told her no on the month to month and then she asked if she could sublease after 6 mos. What are my options. I only have this one property and this is the first time to have this occur. What are my options????

Has she signed a lease? If so then you can hold her to the terms of the lease. or you can amend it however you like as long as you both agree and sign a new lease/amendment. You could also give her an out if she loses her job, I'd specify that the job loss was through no fault of her own,
