My tenants have a 1 year lease and have been there for 4 months. They texted me that they were giving me a 60 day notice and that they would continue to pay if I tried to fill the house. Then i got a letter stating the same and that they would be giving me their forwarding address for me to forward their deposit to. If they are breaking their lease am i entitled to keep their deposit if I get other reverts in?

You deduct from the deposit for the time it is empty, advertising costs, and fees.
So if they move out on the 1st and you rerent it on the 15th. they'd owe half a months rent. And if you also had to pay a commission to an agent you could also deduct that amount.
