I read somewhere that we should make sure the tenant has renters insurance. I also thought I read for them to have you listed on the insurance in the case they terminate the insurance during the lease. Can someone offer advise on asking for renters insurance and how do I ensure the policy stays in effect. I live in Texas.

Have in the lease that renter must carry renters' insurance and adding landlords as Additional Insure. Check with your insurance agent for more info and the benefit of doing so. Not all Insurance companies are willing to do so.
