My lease bounced the initial 1st month and deposit and I have not signed the lease yet, but they have... can the lease be null and void?

A written lease becomes a binding contract when both parties have signed the lease. Otherwise i believe it could be considered an oral agreement. I would really look into the laws and also contact an attorney if you want to end this agreement. IF i were in this situation, i would give tenants a couple days to pay or quit, so you can legally end the agreement.
