Is there a difference, legally, between charging a person monthly rent to live in one of my bedrooms, and allowing them to live here rent free??

I would still draw up a contract for this tenant. I do believe the legal regulations will still be the same as if you were renting with rent.

I would suggest a regular rental agreement so there is no misunderstandings on what is expected from your Tenant. You could always charge just $5.00 per month, but I would put it in writing and both of you sign.
