I need to create a lease between a trust and my girlfriend as the renter. We conduct business out of the leased property. It's 11 acres and is used to sell horses. We're trying to get the proper forms to use the leased property for tax purposes. The owner of the trust is my girlfriend's mother. The mortgage is made out to her mom, and the house is in a her trust. My girlfriend has been paying the mortgage personally, but is using the property to conduct business.

if you are leasing to a business you would need a commercial lease.
