I'm looking for some strict language to add to my contract that would start eviction immediately on the 6th day of being late. Is there any way this could be worded so that if tenant is late then Eviction notice has immediate effect?

You can state that in your lease in any words that you choose, this is not a regulated action in most states. The court will also walk you through and you will still need to work within the court timeline so eviction really will be based on how your court handles eviction in your city. You may want to consult your local court house to make sure they do not have any local rules, regulation or process. I hope this helps.
