I rent to college students, they sign the lease about 6 months in advance.
I collect the security deposit at the time they sign the lease.
Now I am accepting applications for the new school year. A group of students
would like to sign the lease but they won't have the security deposit until the
lease starts. Which is 6 months down the road.
Should I let them sign, or should I just find another party that has the security deposit
available.

Find another party that has the money and is ready to go, this is a business and should be treated as such. If you start out lenient you may be taken advantage of later on. Good Luck!
