I have 2 tenants and they want to add third to the lease I already told them they have to be screened through the tenant screening but I'm wondering if I should raise the rent for the added wear and tear, these same tenants just tried to sneak in another dog without paying. I am thinking of a small increase since the apt is already under market.

Normally you would not be able to increase rent in the middle of a lease however if you use a sublease or simply create a new lease for the new tenant you can charge the increased amount for that new tenant. You would want to make sure to use something like a roommate agreement or addendum as well so that the others agree in writing that they will accept this person as a new roommate. I hope this helps.
