I have a townhouse in Virginia Beach, VA that is 1260 sq ft. 3 bedrooms and 1.5 baths. I had a family come to see it and wanted to rent it. This was a married couple with 5 kids who were very wild. Total of 7 people! I don't see how a 40 gal water heater and a bath & 1/2 could service all these people. We spent 3.5 months remodeling this unit and I could just see all our hard work going down the drain with this family. Is there an occupancy limit in a townhouse in Virginia? I would appreciate any help I get on this issue. Thank you!

Look up Building Officials and Code Administrators handbook. I believe it depends on size of the bedroom space.
