Is a lease valid or invalid, if not signed properly by tenants?

How do you mean properly? This is an unusual term, is it signed or not. If the final signature is there it can still be held as a legal signature even if each page of the lease is not initialed. You may want to seek an attorney directly but the signature does reflect that the tenant was aware that the lease was in place.
