I signed a lease with 2 tenants 14 months ago, now they tell me that one of their friends has moved in, I need to make him sign a lease. How do I add him to the already existing lease? Or do I have to sign a brand new lease with all tenants ( this new tenant will be in premises for about 6 months only)

You would want to make a lease up for that tenant so that he does sign you can also have a roommate agreement drawn up for the existing tenants. This is the best way to handle an added tenant.
