What do I do? They lost their job and signed the lease, can i break the lease because they no longer have employment? What about their deposit??

If it is before move-in ate and you both agree to a mutual termination of lease you can easily cancel the lease and be fair, give back the security deposit unless, you will be loosing empty rental time. You will want to come to an agreement for that. If they will not sign you will be able to evict them upon non-payment of rent.
