I have a tenant who's lease is up in May 31, 2016. They are in the process of looking for a house to buy and asked what the lease says about terminating the agreement early. Unfortunately I don't see anything in my lease that states anything about terminating early. The only thing it says is that I require a 30 day notice before the end of their lease if they are wanting to leave. So...am I screwed? Or do they owe the entire sum of the lease up until May 31?

I believe if you have a certain term of the lease and they are ending it early they are required to pay until the end of the lease. I would contact an attorney in your area that offers a free consultation and see if there is something you should do. Good luck. I do believe though that they will have to pay.
