What is the process of tenant moving out or breaking one year lease?

If they break a lease they can still be held responsible for the remained of rent for the full term. You could cut a deal with them on your own terms and create a mutual lease termination. This way you can state specifics and work with the tenant, this usually makes it easier in the long run.
