My renters broke their lease and moved after nine months. In that nine months, they only paid rent on time once. Can I deduct the agreed to late fees for the months they didn't pay on time from the refundable deposit? Better yet, are they entitled to any refund of their deposit since they broke the lease even though after a week of repairs I did get a new renter?

You can use the rest of the security deposit to cover the months that the property was vacant up until you had new tenants move in or until the original end of the lease date. You will also want to use the security for any repairs or damages. If there are some you can Deduct them and if it goes over the amount of security you can try your hand at small claims court to try and recover some of your losses.
