Hi,
this is a basic question: it's my first time signing a lease with a tenant.
Shall I have two original forms, sign both, and give one to the tenant?
OR, just one original, and give a copy to the tenant later?

You can have the tenant sign the original, and send them a copy. You should check your states requirements, there may be a time frame in which you are required to send a copy to the tenant.
