I am a Massachusetts landlord. My tenant signed a 1 yr lease in 12/15. He now wants to break the lease due to a nervous breakdown. I have not spoken with him directly(only his mother) since he is institionalized. My questions are: Am I entitled to keep the security deposit he paid upon moving in since he broke the lease? Can I start to show the apt to new, potential renters without his express permission? his mom said it was ok.. Is it worth suing for unpaid rent on a broken lease? Thank you, Kay

You will need to start the official eviction process, but it should go smoothly and you will need to store belongings for at least 30 days or until the tenant/tenants responsible party claims it. You will need to send all of the proper notification.
