Am I obligated in the state of VA to honor that lease if I have another prospective renter who is ready to sign? In the email with the lease I stated that I would continue advertising until the signed lease and deposits were collected. Can I offer another lease to another prospect and then leave it up to whoever signs and pays first? Or do I need to give some sort of grace period to the first prospects?

If a lease is not signed you are not obligated to hold it for anyone, just make sure the reasons for accepting one over another are not discriminatory. If you let other know that there are tenants ready to sign it may help quickly fill your unit.
