Is there any legal way to make a New York (Not city) lease non-binding on the purchaser if the rental unit is sold during the term of the lease provided the tenant is given a 60 day notice that they will have to move?

You can sell the property and give a Notice to Sell to the tenants. If you want to state in the lease before they sign you can put it in there and as long as they sign that is there written approval agreeing to the terms.

I agree with Richard. You can give a notice to the tenants. I would also suggest you to talk to your property manager about it; if you have one. I always look up to my property manager at Tropicana Realty whenever I have any such doubt.
