We had someone agree to rent a room in our house by a verbal agreement. The agreed term was for 1 year from July 2013-2014. She moved out mid November with 4 days notice. Can we recoup the $3500 in lost rent from Dec-July?

You can try but you may be spending more money in legal fees than it is worth. Always try to have some sort of written agreement so that if you do choose to go after these lost funds you will have abetter case. You do have the right to try to get the rent though or try to come to some sort of settlement. Usually 15 - 30 days notice is customary it would have been nice if you received that notice from your tenant.
