hi I have tenants that asked to move out early, state of Washington not looking to make them pay the rent but can I keep there depisit for breaking the lease?

You will need to negotiate the terms of the breaking of lease. Make sure to have everyhting in order and written and agreed upon by both parties. Normally the security will be returned but also look to any repairs that they may have caused do to deliberately not abiding by rules or taking care of the place. In this instance you can deduct from the deposit. Make sure that you have at least 30 days of notice from when you sign the lease break agreement and I would make sure they pay rent until the day that they leave, even if it is only a few days into the month. Prorate a cost. This will give you ample time to find a new tenant.
