I personally like blue-collar, white, urban/semi-urban neighborhoods with a strong sense of community and a stable industry there to employ them. Urban working white neighborhoods "pop" a lot easier than African American or Hispanic communities, because the driving force behind the gentrification of a neighborhood is young, white, educated, professional or artsy types. They're a lot more likely to move in on a blue collar white neighborhood than others, AND if the neighborhood doesn't pop, you still have a stable tenant population.

I can't say too much about the profiles. I have a two family and I like the idea of renting a two family instead of a multi-family. For two family buildings, I definitely looked for a neighborhood that would seem more like "home" than renters ave. Therefore I looked for buildings more in a single family neighborhood.

Like Renee pointed out however, getting in a neighborhood with a sense of community is great and will go far for you no matter what situation you are looking to get into.

As per my thinking, If you are an investor that wishes to buy properties to rent, it might be a good idea to find a quality property management company. As they are the one who does research and find out the best that suit your needs.
On personal aspects look for real estate investments that are in good condition and well located.
