I like Colorado's Front Range, I like the Mid-Atlantic, I like New Mexico (particularly Las Cruces). I think real estate markets will follow the job hot-zones, which will be major cities. I DON'T like the Midwest or Northeast right now, I think they have some serious soul-searching to do when it comes to redefining their primary industries and re-orienting their workforces to 21st century globalism and technology. If Michigan and parts of Ohio do eventually make a comeback, it certainly won't be in this decade.

Long term you have historically been ok in the sun belt. As Brian said above I too think CO is a good choice in this environment though. I also like the Phoenix area. They have been hammered so bad much of the downside risk is gone. I just closed on a 1700 SqFt home that's rented for $900/mo. It was a short sale for only $71K. When you look at the marginal cost to upgrade from a 2 bedroom apartment to a 3 bed home and my low PITI I can stay under market if necessary and still have no negative cash flow.
I am finding a lot of homes that are less than 10 years old, minimum 3/2 renting in excess of 1.2% of sale prices. Tough to go wrong in my opinion.

Everywhere in California is the best place to invest in real estate. It just depends on your objectives.
The question is very open ended and subject to interpretation. What criteria define the "best place" to invest in real estate?
Is it appreciation which suggests a longer term buy & hold strategy? Is it the ability to "flip" a house quickly for a profit which is a short-term strategy? Or is it something else?
Only you can define your specific objectives. I like the foreclosure market. Mortgage default rates are rising around the country and banks don’t want the houses. They’re in business to make money collecting interest…not buying & selling houses.
There are tremendous opportunities to negotiate short sales with lenders especially on large 2nd mortgages. It’s worth looking into if you haven’t already.

It's hard to imagine discussing the next hot market for real estate in these economic conditions, but all indications seems to point that we will be pulling out of this soon, whether it is 3 months or 3 years is a viable question.
