Landlord Question and Answer Forum
We have an ongoing renter with a 2 year contract. I would like to raise the rent, but have no clue what the going rate is for an increase. I havn't found any information on how to do this. Can anyone offer sound advise?

Here in AK, a landlord can increase the rent but has to give the tenant a 30 day notice of rent increase. Landlords cannot, however, raise the rent during a lease agreement.

Unless it is specifically stated in the lease agreement, you cannot raise rent on your tenants for the term of the lease. In your case, you would need to wait for the 2 years to expire, and then provide the rent increase notice within the appropriate number of days as stated in your lease agreement.
