I own rentals in Kalispell, Montana & Coeur D' Alene, Idaho my questions is on pets> Can you charge a pet deposit on a service animal. I have been told by a friend that you can't charge disabled person a pet deposit on their service animal? I recently had to evict a person that her service animal did over $1,100 in damages. A "Service Aimal" is not considered a pet, therefore collecting a "pet deposit" is not usually permitted. The collection of a security deposit in general to be used for any damage is permitted.

My tenant is moving out on the first. They have two small dogs. My home is located in the state of Utah. They want to know about their $200. pet deposit?, if it will be refunded? I think , because of carpet cleaning and wear and tear... no. Please help.
