Landlord Question and Answer Forum
I have a current tenant who has lived in my apartment complex for the last 5 years. She pays in a timely manner , is a good neighbor and is a very nice person. The problem is that she is a horder. Her apartment literally has only a trail that you can walk through from one room to the next. I am so afraid of this being a fire hazard. What rights do I have? What should I do?

RE: Tenant Problem
Before you do anything else, make sure you have a really good insurance policy. If you're worried about your liability, I would send her a notice or two requesting that she clear all entrances and exits, and maybe send her a pamphlet or two about fire safety, and do a walk-through with her to make sure she complied. After that, you can make a strong case that you did everything in your power to make sure the house was safe, and that if she later made it unsafe again, you had no knowledge of it.
