Landlord Question and Answer Forum
I is my understand (through insurance people) that, if you house burns down and it is
tenant occupied ... you ARE NOT COVERED. Home owners insurance is specifically for
owner occupied property. Does any one have landlord insurance? If so, can you give
me any pointers on what to look for?

RE: landlord insurance
It's a different kind of insurance policy for rental properties, called hazard insurance. Call up a few local insurance agents and see what kind of hazard insurance policies they offer, price them all out, and look for policies with high coverage, low deductibles, and as much liability coverage as possible.

RE: landlord insurance
As a landlord and insurance agent your initial post is correct. You need a specific policy for landlords as Gregory indicated. It is called different things from different companies but the most common is dwelling fire. These generally cover little or no personal property so if you are furnishing the place or have other personal property on site you will need to specifically add that.
I would also recommend that you have an umbrella policy over all the properties. They are very cheap but offer a second layer of coverage for protection against those who are sue happy.
