I allowed my tenant to have a small dog on the property because the carpet was very old. The tenant has stay longer then I expected and the carpet has been tearing on the steps. So I'm replacing it. My question is can I change the tenant a pet fee? The contract doesn't end for an other 6 mos. Are just what are my options in being fair to myself and the tenant for the expense of the new carpet?

RE: Pets
I would inform the tenant that with the new lease in six months, there will be a deposit required for the pet. Until then, there's not much more you can do.
