Lease Renewal Notice to the Landlord

We have a graduate student at Northwestern. She has a leased apartment through a reality company. They are not affiliated with NW. The apartment is located in Evanston, IL. The Lease expires the end of August. The leasing company said they needed an answer 90 days before the end of the lease on wether she is going to renew or not. They gave her an extension to July 1, now saying if we don't commit one way or the other, they will show the apartment and want her out by August 31, if she does not renew. How many days notice do we legally have to give them?
