My current tenants want to allow their 21 yr old son move in for a 'short' term while he relocates and finds a place. Because he is 21 and current job is at a Subway, I feel this could run a few months. Most advise states to add him and do a full background check. But I only want to allow him 6 months max, and if it takes him longer the rent will increase as well as the security deposit.
What's the best way to do this? Add an addendum just for this, or make a new lease with 3 adults for 6 months?

RE: adding a short term tenant
Make a new lease for six months for all parties. make sure that the lease states that it will not be renewed. That way, if he moves out, issue a new lease. If he doesn't, they are forced to renegotiate with you if they want to stay.
