Early Termination addendums

hoping someone can help. Have a lease that was signed back in October 2018. Tenants are wanting to break the lease early and unfortunately I did not include an early termination addendum in the original lease. Is it possible for me to create an early termination lease addendum and send that over to tenants allowing them to break the lease?
