What are some ways to get tenants living in a house to cooperate with the owner and selling agent in keeping the house clean and presentable for showing the house to clients?

Let them set the walk-thru day/time. But, in the end, the only thing the tenant(s) cannot do is deny access with proper notification. If they refuse to clean, I would tell them that if the lease will not be renewed if the house has not sold by then.

Can a landlord sell the house while there is a lease agreement in place?

Yes. The lease must be honored by the new owner.

Slight correction. In some jurisdictions the buyer can evict if they will occupy the homes themselves.
