Hello, I have a tenant who has been late every month on their rent for the past year. They do have a one year lease. Last month the tenant paid a partial payment. Now we are into this month and the tenant has not paid the balance of last month's rent. Can I give a 3 day notice for the partial payment?

I have the same problem. I think you have to give them 14 days to pay or move. If they pay, then you can't evict. If they don't pay you need to give them a 30 day notice to move.
