What constitutes as a notice? Leaving notice on door or do I have to serve it to the tenant in person? What if my multiple attempts at contacting the tenant have failed what do I do then? This unit already failed because of non entry once and will fail and housing will cancel lease if it fails again. Can I enter the unit on the inspection date without the tenant present? Any advice given is greatly appreciated

Hi Andrew,
Most states require 24 notice given by registered mail, posting on door (take a pic with your phone) or text/email (just text 24 hours prior and enter).
"This unit already failed" - not sure as to what you're referring to.
