I have a Duplex. I need to have the tenants move out so that I can do some repair work in the Units, and some upgrade work also. What Form would I use to have them move out ? And how many days notice do I need to give them ? I cannot do the work with Tenants in the Units. So I do not think I would use any of the Evictions Notices here.

Hello,
varies by state but rule of thumb is;
If they're on a Month to Month (lease or verbal) - 30 days to vacate but I usually give 45 to be safe (I rent in WI/IL)
If they're on a lease - the terms for non-renewal SHOULD BE LISTED otherwise a 90 day notice to vacate before lease ends is industry standard.
If they're on a lease and you want them out sooner than the lease end, you'll need to get them to agree first. My experience is telling them "If you're wiling to vacate in 60 days, I'll only charge you 50% rent for the next two months." Sometimes that works, sometimes it doesn't.
...but again, check state laws.
