My tenant moved out after 6 years the flooring must be replace in the living room, hallway and kitchen. Bedrooms are in fairly reasonable condition. Among other issues, but my big expense is the flooring. Is there any calculation that's used to itemize normal ware a tear when determining the responsibility of the cost to replace items that have not been taken care of?

If the flooring is being replaced due to normal wear and tear, it cannot be deducted from the security deposit. If it is due to damage as in it is broken, then you will deduct it from the deposit. I would look it up for your state, most of the state websites will give you great examples of the difference between normal wear and tear vs damages.

What is the length of time in Idaho to return the Security Deposit? I have heard 20 days and 30 day. It used to be 30.

also, as i understand it, you cannot deduct a charge of what it would cost to replace the damaged flooring from the deposit without actually replacing that flooring.
