Started eviction process but after tenant was served she moved out. Upon arriving to the house accompanied by the police there was a couch left as well as other big items so we had to get a dumpster. I have a contractor coming to give an estimate for the damage. Renovations no were completed 3 days before the tenant moved in and now photos after tenant moved out. My question is what are the chances of recovering damages from tenant and month they didn’t pay to use the property in court

It may take a while but if you have the proper proof (which it sounds you do), then you will be okay. It seems like you are doing everything by the books, which will give documentation proof to the court that the tenant needs to pay!!
