If my tenant informed that she has a torn screen on her window thats allowing flies in, is the repair my responsibility even though the screen was given to her in perfect condition? Who should cover the cost?

If the damage was there beforehand and the tenant is complaining then it would be landlord responsibility. I would really read through your lease agreement as well.

Your tenant check-in inspection list should be your guide. If marked no screen defect, tenant responsibility.
