I live in Vermont, I have a tenant (tenant 1)who is always late on rent, including this month of septemeber, having not yet paid for the month. In addition, he has filed relief from abuse from another tenant in the building who happens to be my sister.
tenant 1 lease runs out the end of themonth and I am not going to renew. IN fact, I am thinking about selling the building.
my question is, how long do I have to go before I send them notice of non payment of rent and termination due to nonpaymentof rent? Do I then have to give them a 60 day notice to vacate according to state law? If I take an offer on the house and they refuse to move, do I have any legal rights against them?

The lease end date should be the date the tenant must move if you're not renewing it. However, I would send tenant a letter notifying tenant that you will not be renewing the lease and that tenant must vacate premises on.....date/time. Check you local/state tenant laws. You may be required ti give a reason for not renewing..... You may want to contact a lawyer. They could start paper work to remove tenant. Timing is everything and if not properly done, eviction could take longer....best wishes...keep us posted.
