Lease is ending in August and the tenet is interested to renew the lease for one more year. Can I increase the rent as part of the new lease and how much can I increase in the state of NC ?

There is no set amount or a cap you can raise in NC, but you will want to be sure you are being reasonable.

1st you need to check if you're in a rent control area. You can also check real estate agencies to see what rents are going for for in your area and your type of rental unit.
