In the early lease termination addendum provided, it states "Tenant(s) is/are still responsible for all obligations under the Lease, including paying for all rent due, damages and other charges."
If the tenant breaks the lease in month 7 of a 12 month lease, I want the language to hold them responsible for paying the remaining five months. Does "rent due" in the quoted addendum above, cover me?
If not, what language would?

This language does cover the tenant responsibility for the full term rent. If it is a 12 month lease they are responsible for 12 months of payment, however if they do move out you as a landlord are responsible to actively look to fill the vacant property. You do need fill the property ASAP and cannot charge the tenant rent once the property is rented.

Frankly, early termination addendum (ETA) is meaningless because if the tenant is breaking the lease they are far from trustworthy anyhow. So why bother with the ETA? Isn't likely that the tenant will just blow that off too? It's getting to the point that rental estate is more a bother than it's worth. Don't most tenant suck?
