Tenant texted me today stating that she had changed her mind about moving into the rental house after 3 weeks of signing the application and giving the deposit. Do I have to return her deposit after this length of time. This is in Texas

Once the lease is signed they are responsible for the full term of the lease unless stated otherwise in the lease agreement. I would be nice and just accept the termination for a fee of at least one months rent, and yes release the security deposit if there Is no damage.
