Hi new landlord here. I've gotten great applicants with great references. I've narrowed applicants down to 4. For those with experience.... Do you find families or single people to be more ideal? I Have no idea how to decide, any help is appreciated.

I think it varies, Families will make sure they have a roof for their children, but single people have more freed up income and don't have to rob Peter to pay Paul. I think it depends on the person to be honest though.

Please, please please be very careful here. If there is any indication that you chose against the family it could get you into big trouble. I would go with the highest score, most tenure on the job, highest income. Please review your state's discrimination laws. Familial discrimination is a growing category of lawsuits.
