Hello, Current tenants requested to break their lease early, basically cutting it in half, from one year lease to 6 months. Anyway though early break lease addendum they are aware that, there is a set penalty fee to pay, however there is no date specified in document. Even with last month paid in advance I requested penalty fee due on their monthly rent payment due date ( so I can start marketing the house for new tenants) but they refuse to pay until their last day in the property. Is there a landlord/ tenant law in AZ where is specified when the penalty fee should be paid?

I think in Arizona, they have to pay the rent until the lease term is up or the landlord finds new tenants, or whichever comes first. Good luck.
