I have a tenant that moved out and there has been some damage to the home such as cut linoleum and blinds were broken. Also the tenant was allowed to have a dog in the home. When we did the walk through the house really had a terrible order of dog. We also had to clean the inside and outside of the home as there was the green mold all over the outside of the home. I did most of the cleaning but hired someone to do the carpet and that still didn't get rid of the dog order as there was dog hair and urine stains through out the house.
The tenant put a security deposit for the dog and I feel they shouldn't get it back. Am I correct in this? Also for the damage can I charge her for even if it wasn't repaired?

Yes, You do not have to return this. Most pet deposits are non refundable because of these exact issues. If it costed more than the pet deposit to clean and ready the property for the next tenants you can also use the security to help pay for the cost.
