I took several applications and the first one that I took and showed it to was qualified to rent.
What do I tell the other applicants and should I process their applications?

If you already have a qualified applicant you can send out application denial letters to the other potential tenants. Having a qualified tenant that applied first is a fair reason. If you already accepted the first applicant I would not process the other applications. If you have not accepted the first applicant, I would check the other applicants, because one could be more qualified than the first one, even though the first one is already qualified. Its really your decision, as long as you are being fair you will be fine. Look up the fair housing act to give you a good guideline on what to do. Good luck!
