December 2014 was the last payment received from Tenant. I have sent my courtesy letter, my demand for possession a number of times. I even sent a letter asking for them to forfeit the trailer. They are accruing payments every month there balance as of April 2015 their balance was $12,140.00.
what can I do?

RE: abandoned trailer
Evict them, submit official notices to the tenant and the court. Once you have officially evicted the tenant the authority will be able to forcibly remove them from the rental.
