Carpet is only 2 years old
I had a pet addendum (dogs only) and nonrefundable pet deposit.
I did the move out inspections and thought the carpet was just wet and a little stinky.
However after a couple of days I realized I need to replace the carpet I has a terrible smell.
I had good renters, however I planning on keeping their deposit.
How do I document or handle this situation?
I'm sure my renters know what happened.

The best thing to do is take photos if you have them, smells are hard to document. However, you can get carpet cleaning/Replacement quotes and use them to help document the deductions. Once you have all deductions listed sent them to the tenant so that they understand what the money is being held for. Make sure it is all beyond normal wear and tear.
